Terms & Conditions
v1.1 · 2026-08-23
These Terms & Conditions (the "Terms") govern your use of the Zonbook platform and any booking you make through it. By creating an account, booking, or accepting the Terms at checkout, you confirm that you have read them and agree to be bound by them.
If you are contracting as a consumer, these Terms do not affect the rights that consumer law grants you on a mandatory basis. Any clause that conflicts with those rights is treated as not written as regards you.
1. Who we are and what we do
Platform operator: Artem Zon
Registered address: Gran Alacant, 03130 Santa Pola, Alicante, España
Contact: [email protected]
Zonbook is a trading name under which the individual named above operates. Zonbook provides an online intermediation service: it publishes listings for short-term tourist accommodation, lets you search and book them, and handles payment and communication between the parties.
Zonbook does not own, let, operate or manage any of the accommodation listed, and is not a party to the accommodation contract. That contract is formed directly and exclusively between you (the guest) and the host of the unit you book. The host is the party that undertakes to provide the accommodation and answers for its performance.
The above describes how obligations are shared between the host and Zonbook. It does not exclude Zonbook's liability for its own services, which is set out in clause 12.
2. Account and capacity
You must be of legal age and have capacity to contract.
You are responsible for keeping your credentials confidential and for activity carried out from your account. Tell us without delay about any unauthorised use.
You may book on behalf of others provided you are authorised to do so and pass on these Terms and the house rules; you answer for their compliance.
3. Bookings
A booking request is an offer to contract with the host. The accommodation contract is formed when the booking moves to confirmed status and this is communicated to you, in accordance with the payment method chosen and the policy on the listing.
You receive the confirmation on a durable medium, stating the dates, the unit, the itemised total price, the applicable cancellation policy and the host details you need for the stay.
The stay is subject to the house rules published on the listing, the stated maximum occupancy and the check-in and check-out conditions. Only the people declared in the booking may stay.
4. Prices, taxes and payment
Prices are shown in EUR and include applicable taxes (IVA/IGIC) as itemised in your quote and invoice.
Certain local taxes, deposits or optional services may be payable directly to the host on arrival where the listing says so.
Payment is made through the methods offered at checkout. Zonbook collects the amount on the host's behalf and settles it under the Fees and Payouts Schedule.
Once a booking is confirmed, the host may not require a price higher than the one confirmed, other than for additional services you expressly request.
If a manifestly incorrect price is displayed because of a technical or publishing error, we will tell you before the booking is confirmed and you may either keep it at the correct price or cancel it at no cost.
5. Cancellations and refunds
Cancellations are governed by the cancellation policy shown on the listing and at checkout, and by the Cancellation and Refund Policy. Refunds that fall due are paid to the original payment method.
Accommodation services provided on a specific date are excluded from the right of withdrawal (art. 103(l) of Royal Legislative Decree 1/2007). This does not affect the refunds set out in the cancellation policy, nor those due for a host's failure to perform under clause 7.
6. Accuracy of information
6.1 The host's information
The host is solely responsible for the accuracy, truthfulness and currency of the information published: description, location, size, occupancy, amenities, photographs, prices and supplements, calendar availability, house rules, and the tourist licence or registry number where the law requires one.
The host is liable to you for loss caused by inaccurate, incomplete or misleading information, and indemnifies Zonbook against claims brought against it on that ground.
6.2 Your information
You undertake to provide truthful, accurate and up-to-date information about your identity, your contact details, the number and identity of the occupants and the purpose of the stay, and to evidence it on arrival where the host or the law requires.
If you provide false or incomplete information and this prevents check-in, the mandatory traveller registration or the performance of the stay, the host may refuse access or terminate the booking with no right to a refund, and you will be liable for the loss caused. Zonbook may additionally suspend or close your account under the Service Policy.
6.3 What Zonbook does
Zonbook does not author listings and does not warrant the accuracy of information published by hosts, which it does not verify one by one in advance. It does apply, diligently and proportionately:
admission and identity checks on hosts, and automated checks on listings;
a reporting channel at [email protected] and on the listing itself for inaccurate information;
removal or unpublication of the listing and the measures in the Service Policy once an inaccuracy is confirmed.
Zonbook is responsible for the information it produces and publishes itself — search ranking, editorial content and its own communications — under clause 12.
7. If the stay is not provided on the booked dates
7.1 The host's obligation
The host must make the booked accommodation available to you on the confirmed dates and in the condition advertised. Cancellation by the host, overbooking, failure to hand over keys or grant access, and any substantial mismatch between the accommodation and the listing are a breach by the host, and it is the host who answers in full for the consequences — including the extra cost of equivalent alternative accommodation, the additional travel required and any other proven loss.
7.2 What Zonbook does
If you report the incident through the platform within 24 hours of the scheduled check-in time, then once verified:
we refund in full the amounts collected through the platform for the nights not enjoyed, retaining no commission;
we assist you, so far as possible, in finding alternative accommodation available on the platform — without thereby assuming its cost or guaranteeing that any exists;
we apply the measures in the Service Policy to the host, including penalties, unpublication and closure of the host organisation.
Reporting late does not deprive you of your rights against the host, but it may prevent us from verifying the facts and processing the refund through this route.
7.3 Scope
Zonbook does not guarantee the host's performance and does not act as surety or insurer of the host's obligations. The refund and assistance described are what Zonbook undertakes on its own account, and do not limit any claim you may bring directly against the host. Where the failure is attributable to Zonbook — for example a platform fault that prevents a confirmed booking from being transmitted or maintained — we answer under clause 12.
8. Damage to the accommodation
You must use the accommodation and its contents with due care and return them in the same condition, fair wear and tear from the intended use excepted.
You are liable to the host for damage that you, the people accompanying you or anyone you give access to cause to the accommodation, its contents or its common areas, and for any fine or penalty imposed on the host because of your conduct.
A damage claim is settled between the host and you. Where the listing provides for a security deposit, it is governed by what the listing states and by applicable law.
Zonbook offers no insurance, guarantee or damage-protection programme, and neither assumes nor advances the cost of damage caused by guests to hosts, or by the condition of the accommodation to guests.
Zonbook may provide the communication channel between the parties and retain messages and evidence submitted in order to establish the facts. Any involvement by Zonbook is voluntary, non-binding and implies no admission of liability.
We recommend that both parties hold appropriate insurance: public liability and contents cover for the host, travel and liability cover for the guest.
None of the above affects the host's liability for harm caused to you by the accommodation's condition, maintenance or safety, nor Zonbook's liability for its own services.
9. Conduct and content
Acceptable use of the platform, reviews, messaging and the notice-and-action procedure for illegal content are governed by the Service Policy. Reviews may only come from stays actually taken through the platform.
Circumventing the booking or payment system in respect of a contact that originated on the platform is prohibited. Off-platform, you have no refund, no assistance and no record of the booking.
10. Traveller registration and legal obligations of the stay
Spanish law requires the host to identify travellers and report certain data to the competent authorities. You must supply the data and documents required for this. Missing data may prevent access to the accommodation. That processing is described in clause 11 and in the Privacy Policy.
11. Personal data
11.1 Controller
Zonbook processes your personal data as controller for the account, search, booking, payment, communication and platform-security purposes. The host acts as an independent controller for the data it needs to provide the stay and to meet its own legal obligations; its relationship with Zonbook is governed by the Data Processing Addendum.
11.2 What we process and on what basis
Performance of the contract: account, booking, stay, payment and host-communication data.
Legal obligation: traveller identification and reporting to the authorities, invoicing and tax retention, and anti-money-laundering where applicable.
Legitimate interest: preventing fraud and booking diversion, platform security, aggregate analysis and service improvement, and handling complaints. You may object at any time using the contact below.
Consent: marketing communications, non-essential cookies and any further processing we ask you about. You may withdraw it at any time without affecting the lawfulness of processing before withdrawal.
11.3 Who receives it
The host receives the data needed for the stay (name, contact details, dates, number of occupants and whatever traveller registration requires), and the competent authorities receive what the law requires. Providers acting as processors on Zonbook's behalf are also involved — payments, infrastructure hosting, email, messaging and observability — under contracts compliant with art. 28 GDPR. We do not sell personal data.
11.4 Transfers, retention and security
The infrastructure is located in the European Union. If a provider processes data outside the EEA, it does so under an adequacy decision or standard contractual clauses, with any supplementary measures required.
We keep data while the account is active and, afterwards, blocked for the applicable legal and tax limitation periods. We apply appropriate technical and organisational measures, including encryption in transit, access control and audit logging.
11.5 Your rights
You may exercise your rights of access, rectification, erasure, restriction, portability and objection, and not to be subject to automated decisions producing legal effects, by writing to [email protected]. If you consider the processing not to comply with the law, you may lodge a complaint with the Spanish Data Protection Agency (www.aepd.es).
Full information — data categories, retention periods, cookies and processors — is in the Privacy Policy and the Legal Notice.
12. Zonbook's liability
Zonbook is responsible for the proper functioning of the intermediation service it provides: publishing the listings it accepts, processing the booking, collecting and refunding the amounts it handles, platform security, and the information it produces itself.
Zonbook is not responsible for the provision of the accommodation or for the acts or omissions of hosts or guests, which are outside its control and fall to the parties to the accommodation contract, nor for events of force majeure.
Save for wilful misconduct, gross negligence, personal injury and cases where the law imposes greater liability, Zonbook's total liability to you for any claim relating to a booking is limited to the total amount you paid through the platform for that booking; and for claims not tied to a specific booking, to the amounts paid through the platform in the twelve months preceding the event.
Nothing in these Terms excludes or limits Zonbook's liability for wilful misconduct, gross negligence, death or personal injury, nor the rights that consumer law grants you on a mandatory basis. If you contract as a consumer, this cap does not apply to the extent it conflicts with that law.
13. Suspension and termination
You may close your account at any time; confirmed bookings stand until completed or cancelled. Zonbook may suspend or close an account proportionately to the breach, with the statement of reasons and safeguards set out in the Service Policy.
14. Changes to the Terms
We may update these Terms. The version in force and its effective date are shown at the top of this page. Material changes re-prompt for acceptance at your next checkout and do not affect bookings already confirmed, which are governed by the version accepted at the time.
15. Governing law and complaints
These Terms are governed by Spanish law. If you act as a consumer, you may sue and be sued in the courts of your domicile, and you keep the protection of the mandatory rules of your country of habitual residence in the European Union.
Before going to court you may send your complaint to [email protected], which we will answer with reasons. The competent consumer authorities and, where applicable, alternative dispute resolution schemes for consumer matters are also available to you.
