Fees and Payouts Schedule

v1.0 · 2026-08-23

Current platform commission

10%

The live rate the platform applies to bookings. Your host portal shows the rate on your own account if a different one was agreed.

This Schedule sets out Zonbook's commission, how it is collected from the guest and how the host is paid. It forms part of the Host Agreement.

1. Platform commission

  • Zonbook charges a commission per confirmed booking, calculated as a percentage of the booking amount.
  • The commission is deducted from the amount paid by the guest: it is not a surcharge added on top of the price the host publishes. The host receives its listing price less the commission.
  • The applicable rate is the one shown prominently at the top of this page and in the host portal. It is the same value the system uses to calculate the commission on every booking, so what is published and what is charged cannot diverge.
  • Where a specific rate has been agreed with a host, that agreed rate prevails and is shown in their portal.
  • Commission is earned only on confirmed bookings. Unconfirmed requests and bookings cancelled before confirmation earn no commission.

2. How money is collected and paid out

Card payment

  • The guest pays on the platform. The transaction is structured so that Zonbook retains its commission and the remainder is transferred automatically to the host's connected account with the payment provider.
  • The host must complete onboarding and verification of its connected account before it can receive card payments. Until then its listings do not accept card payment.
  • The schedule on which funds move from the connected account to the host's bank account is determined by the payment provider according to its settings and risk assessment.
  • Depending on the listing configuration and how far ahead the booking is made, the charge to the guest may be taken at the time of booking or scheduled for a later date. In the second case the payout follows the charge actually being taken.

Bank transfer

  • The guest transfers the amount per the platform's instructions and the booking is confirmed once payment is verified.
  • Commission is still recorded against the booking and settled as agreed with the host.

3. Payment provider and bank charges

The payment provider's card-processing charges and bank charges for transfers or returns are separate from Zonbook's commission and are applied under those providers' terms. Currency conversion costs, where they arise, are borne by whoever transacts in a currency other than the euro.

4. Currency

All platform transactions are denominated and settled in euros (EUR).

5. Cancellations and refunds

  • Where a booking is refunded under the Cancellation Policy, Zonbook's commission is refunded in the same proportion as the amount returned to the guest.
  • On card payments, the refund reverses the corresponding part of the transfer made to the host. If the connected account balance is insufficient, the host is liable for the difference, which will be set off against later payouts.
  • Where a cancellation gives rise to a partial refund, commission is calculated on the amount actually retained.
  • Chargebacks and issuer claims are handled under the payment scheme rules; amounts claimed and associated costs are attributed to the affected booking.

6. Invoicing and tax

  • Zonbook issues the host an invoice for its intermediation services in the amount of the commission, with applicable tax.
  • The accommodation itself is invoiced by the host to the guest. The platform may generate that document on the host's behalf with sequential numbering per organisation and annual series; the host remains the issuer and is responsible for its fiscal content.
  • The tax regime applicable to the stay depends on the territory: VAT (IVA) on the mainland and the Balearics, IGIC in the Canary Islands, plus the separate regimes of Ceuta and Melilla. The rate applied to each booking is the one configured on the platform when it is issued.
  • Local tourist taxes, where payable, are identified separately and do not form part of the commission calculation base unless expressly stated.
  • The host is responsible for its own tax obligations: tax registration, charging and remitting indirect taxes, and declaring its income.
  • Zonbook may be required to report tourist lettings to the tax authorities. The host will supply the data required and is responsible for its accuracy.

7. Withholding and set-off

Zonbook may withhold or set off amounts from a payout where there is a pending refund, a chargeback, a guest claim under review, a demonstrated calculation error, or an overdue debt owed by the host to Zonbook. Any withholding will be notified to the host with the reason and the amount, and lifted once the cause falls away.

8. Records and reconciliation

The breakdown of each booking — guest amount, commission and host net — is frozen at confirmation and available in the host portal. Discrepancies must be raised within 60 days of the affected payout, via [email protected].

9. Changes to the commission

Any change to the commission rate will be notified on a durable medium at least 15 days before it takes effect, under clause 13 of the Host Agreement. The new rate applies only to bookings confirmed from that date; bookings already confirmed keep the rate in force when they were confirmed.
